Leases here run short, brands rotate, hybrid work keeps resizing footprints, and every one of those changes produces a room full of furniture and equipment that has to be out of the space by a date on a lease.

No — and this is the single most useful thing to know before you plan a suite clear. City of Raleigh Solid Waste Services runs a residential program. The scheduled Bulky Load at $35, the $70 special or appliance item, the free electronics collection up to four items a week and the rule that tires are not accepted (all arranged at 919-996-3245) apply to a residential household with City carts at a curb. A commercial premises is not eligible for any of it. Businesses in Raleigh are expected to arrange waste service privately, so the cheap municipal fallback a homeowner three blocks away can use does not exist for your storefront or your office floor — there is no $35 version of this job to compare us against.
The second constraint is state law, and it bites hardest on office clears. North Carolina bans computers and televisions from landfills, along with appliances and white goods, whole tires, pallets and yard trash. That means the twelve monitors in the storage closet, the desktops from the last hardware refresh, the lobby display and the dead conference-room TV cannot be tipped as waste — not in your building's compactor, not in a rented roll-off, not in the back of somebody's pickup. They have to be routed to a certified electronics recycler. We separate that stream on site and take it there, and metal like filing cabinets, shelving and desk frames goes to scrap; the Durham Waste Disposal and Recycling Center accepts appliances and metal at no charge.
Put those two together and the practical picture for a Midtown suite is: no municipal option, a building dumpster that prohibits exactly what you have, and a legal obligation on the electronics. A private hauler is not the expensive alternative here — it is the only compliant one. What we add is that the number is quoted from photos in advance, the COI is on file before we walk in, and the work happens in an after-hours window instead of in front of your customers. Computers, monitors and televisions are landfill-banned statewide, so the storage-closet stack leaves our truck at a recycler rather than a tipping face. Metal goes to scrap: filing cabinets, shelving, racking, desk frames and appliance carcasses, with the Durham Waste Disposal and Recycling Center accepting appliances and metal free of charge. Only the genuine remainder is disposed of, at roughly $37 a ton at South Wake Landfill — cheap local disposal is part of why a suite clear here prices the way it does.
After hours is the default, not a favour. Midtown suites sit above retail and beside tenants who are open.
