Turnovers run on the calendar, so we price for speed
The gap between one tenant leaving and the next one signing is the whole job. Describe the unit, get a flat Raleigh price in about a minute, and book a slot — same-day and next-day are common, and neither costs a cent more than booking a month ahead. We arrive, clear whatever is still in the unit, and leave with it the same visit.
A flat figure, agreed before we set off
You get the number before the truck leaves, and that number is what you pay. No hourly crew rate, no weight ticket, no revised total at the door. For anyone running several doors, that is the difference between a line you can budget and a line you have to wait for.
The Raleigh truck ladder
Most turnovers are easiest to quote as volume. These are capacities, and we book the smallest share that holds everything left in the unit.
| Share of truck | Capacity | Raleigh price |
|---|---|---|
| Quarter | 4 cubic yards | $241 |
| Three-eighths | 6 cubic yards | $338 |
| Half | 8 cubic yards | $431 |
| Five-eighths | 10 cubic yards | $513 |
| Three-quarters | 12 cubic yards | $587 |
| Seven-eighths | 14 cubic yards | $661 |
| Full truck | 16 cubic yards | $732 |
The Raleigh minimum is $75 per visit, which covers the studios where all that is left is a mattress and four bags.
Worked example: a one-bedroom turnover
Sofa, a queen mattress with its box spring, the bed frame, a dresser, a television and ten bags of loose material: $663 on live Raleigh prices as a list of named items. That load is 6.3 cubic yards, so the smallest truck share that holds it is the half truck at $431. We quote both routes and you take the one you prefer.
Worked example: a studio
Mattress and box spring at $143 plus ten bags at $132 is $275, one visit, everything carried down for you.

Loose piles, when nothing is bagged
Nobody has to bag anything first. A small pile is $82, a medium $129, a large $208, and we do the gathering.
Third-floor walk-ups cost the same as ground floor
This is the one that matters most for rental stock. Floor level, stairs, the carry from the door to where the truck parks, which Raleigh neighborhood the unit is in and how soon you need us are all set to zero in our pricing engine. A unit above a stairwell in Glenwood South is quoted identically to a townhouse in Cary with a driveway. Tell us the floor when you book so we send enough hands.
Condition never changes the price
Stained mattresses, broken furniture, a fridge nobody cleaned out — all priced the same as pristine, because we charge for the space on the truck. Nothing needs preparing before we arrive.
Disposal is inside the number
No tip fee, no fuel line, no environmental charge, no recycling surcharge. One figure covers the crew, the truck and where the material ends up.
Several units, several slots
Turning three doors in a week is three bookings, each with its own flat price and no penalty for splitting them. If a building is emptying all at once, tell us the addresses and dates and we will line the slots up.
You do not have to be there
Plenty of turnovers are booked by an owner or a manager who is nowhere near the unit. Give us the access arrangement and a clear description of what is going, and the job runs without you standing in the doorway.
It is in writing before and after
The agreed price is confirmed to you before we set off, and you get a receipt afterwards — the paperwork a turnover file needs, without chasing anybody for it.
A quote takes about a minute
Type "one-bed, tenant left a sofa, a mattress and about ten bags, second floor" and a flat figure comes straight back. No walk-through appointment, no estimator visit, no callback queue. Call if it is easier to say it out loud.
If there is more than described
Anything extra is priced off the same public list on this page, written up, and sent for your approval before it goes on the truck — so the number can be checked against a published rate rather than taken on trust.

Frequently asked questions
how much does it cost to clean out a rental unit in raleigh
A studio with a mattress set and ten bags is $275. A furnished one-bedroom - sofa, mattress and box spring, bed frame, dresser, television and ten bags - is $663 itemised, or $431 as the half truck that holds all 6.3 cubic yards of it. The Raleigh minimum is $75 per visit. Describe the unit and the exact figure comes back in about a minute.
can you clear an apartment between tenants the same day
Usually yes, and it costs no more than booking a month ahead - there is no same-day surcharge anywhere in our pricing. Give us the address, the floor and roughly what is still inside, and we will confirm a flat price and the earliest slot. We arrive, clear the unit and leave with everything on the same visit.
do you charge extra for a third floor walk up
No. Floor level, stairs, the carry from the door to the truck and which Raleigh neighborhood the unit is in are all set to zero in our pricing. A third-floor walk-up is quoted identically to a townhouse with a driveway. Tell us the floor when you book so we send enough hands, then book knowing the number will not move.
Do I need to be at the unit while you work?
No. Plenty of turnovers are booked by an owner or manager who is nowhere nearby. Give us the access arrangement and a clear description of what is going, and the job runs without you in the doorway. The agreed price is confirmed before we set off and a receipt follows afterwards for the turnover file.
Can you do several units in the same week?
Yes - each unit is its own booking with its own flat price, and there is no penalty for splitting the work across days. Send the addresses and the dates and we will line the slots up. If a whole building is emptying at once, a full sixteen-yard truck is $732 and we will tell you how many loads it takes.
What if the unit is in worse shape than I described?
Anything extra is priced off the same public Raleigh list on this page, written up and sent for your approval before it goes on the truck, so the revised figure can be checked against a published rate. Condition itself never adds anything - stained mattresses and broken furniture cost the same as pristine, because we charge for space on the truck.
